What is a Buyer’s Advocate? We specialize in searching out, locating and negotiating the purchase of residential property on behalf of our clients – the buyers. We are paid by you the buyer, not the seller, so we can act totally as an advocate to get you the buyer the best deal, there is no conflict of interest. We do not list residential property for sale.
How qualified are we? Collectively we have over 50 years residential property experience operating in the Southern Lakes area, we are all degree qualified in property and work together as a team to source you the right property investment. Use our experience and knowledge to your advantage, we will add value to your investment decision. We regularly research all areas of the market and are up to date with all market trends.
How do we source the property? Based on your investment criteria we research all available real estate listings, as well as considering those properties currently not on the market, but which could suite your criteria. From there we compile a report detailing available options along with our recommendations. Whilst we cannot provide ‘independent registered valuations’ of those properties, we can advise as to where we see the property’s value range relative to the asking price.
How do we assist in negotiations? We will advise you right through the sale & purchase negotiations, acting as your advocate. If required we can act on your behalf and directly negotiate terms and conditions, or bid on your behalf at auction. Let us take the stress and use us our experience to work for you during this crucial stage. Confidentiality is a prerequisite of our service at all times.
How do we get paid? This is dependant on the level of our involvement, and the nature of the property. Our fee is generally negotiated on the basis of a fixed fee for the information on available options and our recommendations, plus an additional fee if we are instrumental in sourcing a property which results in a purchase.
